Stated Jumbo Trust Program #2 - Developer/Builder Bailout Enhancement

*Special Bailout Enhancement for Developers and Builders using the Jumbo Stated Trust Program.

For Developers/Builders (D/B) having large amounts of completed properties on their books and need to restructure their current finaning.  D/B needs to have equity in the development.

Transacton would be structured as a purchase - Developer/Builder Company would sell to the Developer/Builders new company.

D/B can possible "cash out" at closing depending upon equity position.

D/B would need cash considerationation which is negotiable based upon current equity in the property.

Each property in th eD/D portfolio would require the analysis fee.

Each property would be placed into a seperate trust.

Each trus is Non-Qualifying Assumable.

Exit Strategy - D/B can sell to buyers with no downpayment and no credit check or they can require any amount of downpayment and the buyer assumes the trust agreement.  Property can be sold and closed in a day.  D/B can also lease out the property immediately.

This program is not for construction money to complete development projects - it's only for property that's in livable condition.
